Pre forclosure door knocking

Hey BP, im starting out as a bird dog in NY a developer i know offers 15k or more if i locate deals for them and they close on it. Problem is im a little stuck on what to say to the distressed owners of the pre forclosures, do i just knock on the door and make a deal or do i ask them what theyre trying to sell for? Any advice will help thanks

Most people dont go with this approach.  Most I have seen will do a mail marketing campaign to them and wait for them to call you.  This is a way to know how motivated they are and they will be looking to you for help.
