So they cash flow and for me zero stress because I have an EXCELLENT property management company.In six months I want to buy something below market such as a foreclosure or a wholesale deal that I can fix and flip.

Go on your vacation and de-stress. 

Other tenants that aren´t as cooperative understand that when the property is finally sold, either their rent is about to be increased or they have to move.

You can save yourself a lot of time, money, and stress by learning under someone else.
