Was tired of the unaffordability of the place (in hindsight wish I would have stuck around another year or two, would probably be retired by now due to all the good deals) and moved back to Wichita to be near family and summer weather that is usually more tolerable than the subtropic climate.

@Doran Summers and @David LuetkemeyerIn a double close, where a B investor is buying from A seller and selling to C buyer, transactional funding will not work if the C end buyer doesn't have enough cash since funder only funds the first transaction (AB) and has nothing to do with the 2nd transaction (BC) except for being paid off.However, this is not a double close so transactional funding doesn't apply.If possible with his lender, I think your plan of lending him the money will work for you especially in the market you are in since you are still making money with the worst case scenario.

Since a lot of the students move home for summer or only live in one place for a short time, renting to recent graduates in the area is another good idea and has worked out well for one of my friends in Orem.
