We've been doing the landlord game for years now, and what everyone else has said is pretty spot-on.

I need the money to stay liquid for when I reach that point of knowing how to spot a deal.

It is easy to spot a genuine, good person.

Off the top of my head, replacing the dying shrubs on the front would be a good start, plus maybe trimming the trees another 1-2' higher as well as getting a photo during a sunny day. 

Just because you drive by it on a nice sunny day doesn't mean its not underwater when it rains.   

It all depends on how much time you're investing, your base level of comfort coming into the process, and what your ultimate goals are.I think you need to be comfortable enough to quickly analyze a property and understand where the blind spots are.

People think New England isn’t sunny enough for solar but due to the high electricity prices and great local incentives it’s actually one of the best markets.
