Question: Do I need a POF to submit an initial offer?

Hi @Gord Stevenson, Great post. for #2, you might wanna consider switching to LP and give your general partner 1% of the LP which would be a LLC to keep your liability protection.

As I interpret the code, even if I own a dozen residential properties, as long as the subject property is my primary residence, I may submit a claim against the home builder guaranty fund for defects that have not been corrected by the home builder, or covered by a new home warranty policy.  

The home was advertised on Airbnb, I met the qualifications for the number of guests advertised (10) and submitted my money. 

Instead of lamenting over perceived loss in the past, or "stupid" decisions, choose to switch gears and think, "Okay, I know from this, that a mistake was made here ..., now what can I do, what structure do I need to set for myself that I do not make that same mistake again."  

Just spend the $50 bucks a month and have it all together in a software that gives you other options like letting your tenant pay online or submit a work order online.   

These properties very rarely end up on the private market, and what success I have had as actually been in secondary markets (Boston, San Francisco, D.C, Seattle, San Diego, and even Atlanta) here it is more of a case of just submitting offers and talking to various brokers- if you want to connect we can discuss this further and in more detail. 

Just make sure you are 100% certain in your decision or risk falling out of a deal, terms switching, etc..

Tenants are often submitting multiple applications at a time, so just because you approved their application request doesn't mean they've made a binding commitment to rent the place, they'd just be out the application fee if they didn't rent it.

Also, should I do the feasibility study with them and then decide to either go normal stick built or with another modular company, anyone any input if that is a relatively easy switch?
