I am not that concerned right now given I think there will always be mechanisms in place to avoid it (move into one of the units as an owner, move a family member in, do another renovation, etc) but want to make sure I am not making a big mistake here.Thanks all!

My turnovers have tended to come because of someone’s need to relocate for a job or family reason as opposed to any other reason.

Is it a single family house and just renting a bedroom?

Imagine if you had one single-family home.

I'm not a fan of the idea of borrowing money from family members, and have never been keen on the idea of borrowing anything from anybody.

Doing it this way allows you to ease your way in and costs you less up front - down payment for an owner-occupied property is much lower than an investment property, you may qualify for down payment assistance and can even use funds as a gift from a family member if that's an option. 

My long term goal at the end of my investment journey is to enjoy the journey, play the long game, and  have enough income from my investments that keeps my family well and financially independent.

I am interested in investing in small multi-family and single family properties. 

What would you suggest to your family in this regard?
