The trick is- you must submit the claim BEFORE the next guest checks in, so if you have back-to-back guests, this is a challenge.I have been able to be reimbursed for a guest who left significant damages and trash. 

But I like the familiarity viewpoint and will add that to my toolbox/tricks-of-the-trade going forward.

Upon looking at the contract, his wording on change orders is a little sneaky.

Any tricks or tools you've used to help your clients win recently? 

Are there any tricks or ways to do it without just completely eating the capital gains tax?? 

We found one that was when we lived in Michigan and his tricks have helped us find others that either knew the tricks or were willing to listen and implement them saving us money and him time. 

@Ben Jernigan- thanks for the post -   your employment is classified as  " seasonal "  employment by lenders ...this scenario can  be trick to  get loan approval for due to  jobs  gaps  and job  changes  .   

That is just too spooky and sneaky IMHO.
