From your experience has anyone in your market ever closed a deal using unconventional methods such as the ones i suggest above?

Typically they will want to use properties sold in the last 6 months and as close to the property as possible.

Just don't have 20K to get me over this hump.I am almost there, I can see the light but it gets further away when I think I am close.

While the interest rate and origination charges are higher, I am finding the narrower spread and lack of the pre-payment penalty makes the finance charges close to a wash between bank and alt. lender today.
