I would much prefer giving my rent money to an investor that cares about their tenants rather than throwing money at some luxury building that feels soulless.I thought it was simply easier coming to the website where property owner's talk rather the hellscape that is Facebook Marketplace or Craigslist. 

On the other hand there are a lot of appraisers that are simply going off comparable sales square footage etc.

It doesn't make sense to take money out of one area only to put it into a less likely growth area (or one in which you have no competency in), simply for the sake of diversifying.With that said, since we cannot know the future with certainty, we do have to decide how to allocate our funds and cash-flow.

It is difficult to determine if something is a good deal simply by what it's priced at and what comps are going for.

That is simply not true and it is not a get rich quick process.Ask yourself why you want to start off in wholesaling over any other real investment.

Does this come down to simply the owner who converted it chose to offer cable included and now if I didn't want to I would have to likely pay a pretty penny to the cable company? 

Now, not everyone holds companies accountable and a lot of investors simply assume that everyone operates the same way.  

I am simply just trying to find the best way to get started in cold calling.
