I visited the property today and it looks to be in good shape other than some flooring, painting, siding it will need, maybe some windows too, there could be hidden damage too, I have no idea I would need to walk through it and take a good look with a contractor.

There are definitely a lot of hot rental markets in the OKC area, but like anywhere else it really depends on the neighborhood and part of town. 

If your property isn't cash flowing and the market goes south, there's a good chance you're going to lose it or be forced to sell, which is where you'll get to see what it's like to be on the other side of the flipping business.D.

@Grace BarrSounds like a good plan.I have a second home that’s free and clear.I am considering a similar offer.I think it will also allow me to get a higher price and offset my capital gain over time.I may try to push the down payment a little higher to pay off another rental property to improve cash flow on 2 sides

I’d like to get started with investing in property, but I’m at a point where I don’t know which route to take regarding whether to sell my house (and move back with parents), refinance, or take out a home equity loan to fund my real estate investment plans.A little side note, I purchased this property two years ago.

My bank lender needs 3 out of the 4 leases to fund the deal, it’s in a hot area so I’m confident I can actually fill the 3 empty and be at 100%.

The title side has very limited involvement in the deal structuring and documents before closing.
