Recommendations for investor friendly title companies in so-cal

Hi just starting out in wholesaling and am looking for title companies that are familiar with assignment of contracts and double closing or any that regularly work with investors. I'm looking to start in southern California,  in any of these cities San Fernando, Santa Clarita and Los Angeles. Any recommendations will be greatly appreciated and would even pay a small fee for the information.
