Realize they serve 2 diff purposes:1) LLC is to limit a claimants recourse to your assets and passes thru income to the end entity2) S-Corps are the end entity and are used to reduce taxes (like FICA) and W-2 amounts by providing more generous benes (like retirement contributions) to "employees" as long as all are treated equally.DISCLOSURE - AM NOT A CPA OR TAX PROFESSIONAL.

"I've seen an old bldg, rehabbed (leaving the wood sash windows since the arch comm wanted historical preservation), come in at $400K for mostly studios.Issue is that unless you can get funding from ONE source (most non-profits need to shake seat cushions for change), then you have multiple grants - Which means multiple demands that start stacking.Stuff like the afore-mention historical, serving certain populations (like 30% AMI types) or handicapped (lots of ADA and beyond stuff), being in an expensive location, full platinum LEED (=$100K audit besides the costs of meeting spec), etc.

They have even put up a very vulgar sign saying don’t knock on the door.They also have not paid rent.I have no lease for them, I am under the impression that the year lease they signed would have ended on October, so they would be on a month to month.I would like to serve them notice to end the month to month lease and have them vacant the property.
