As economists will point out, when you give buyers and sellers access to critical information about pricing that was not available beforehand the wide margins at which savvy buyers were able to take advantage of less educated sellers begin to tighten up.

I think I would certainly take advantage of the low interest rates and the additional equity.  

I believe that with a license you have an advantage because you have access to MLS and more information.
