The first, not a lead in any shape or form, but the second call was much more interesting, though only promising at best.I am looking at the property tomorrow, although I suspect, based mostly on instinct, that this will not be a deal.It's definitely nice to see the knowledge I have gathered here at Bigger Pockets, and elsewhere, turn into being one step closer to my goal.

I see the terms Owner Occupied (OO) and Non Owner Occupied (NOO) used so often on BP to distinguish loan purpose I felt I had to say something.It's my understanding, and correct me if I'm wrong, that a business purpose loan has nothing to do with occupancy.

Since I'm showing the house to other prospects anyway, I just tell them to come and see the house anyway, bad credit or not.But hey, someone's going to cave in and rent to her.It makes me sad the prospects around here are just awful.Maybe I'll find better candidates in May or June.High schools and colleges should really make it mandatory for students to take a course on money management.

When I did the exit inspection with "the boys" there was junk left everywhere, the hardwood floors in the main hallway and living room were damaged {couldn't see the damage before due to area rugs} and need refinished and the fridge, which we had planned on replacing anyway, turned out to be {basically} ruined.
