Water had ran from the 2nd floor so I had to redo the ceiling on the first floor, redo the floors, new granite counter tops, SS appliances, and had to redo the basement.

Considering all that's happening and the fact that these are aimed at the student population, you might want to bump up.CapEx and Repairs will probably be closer to 15% combined.What about water/sewer, house electric, lawn care?
