I've heard that gets the ball rolling with resolving complaints.

Finding taxes and other liens that were not previously resolved is not really a problem, as long as the seller has the equity to cover them.  

I suggested that you contact those agents and “Interview” them to see if their style is compatible with yours and then perhaps you could build a relationship and use them as your buyer’s agent in the near future.

Build your network on an "as needed basis"; when there's a task, find someone to do it.The needs of the tasks will create specific issues to be resolved and trying to get good bids or goods & services to solve it will greatly improve the quality of your selection process.

At some point, the bank will realize they need to get these issues resolved or the property will be sitting on their books.I had a similar situation and ended up walking away from the deal, just wasn't worth the headache for me.Best of luck!

I'd select an area and ask a RE Broker, that you're compatible with, to let you know the SOLDS for the last year in that area.
