Remember the title doesn't need to be clear to sell at the foreclosure auctions, so if the property has liens against it you will be on the hook to clear it up before you refinance. 

I sold 54 of my homes in Atlanta to a hedge fund for a nice profit but that was in the middle stages of the hedge funds buying sfr's... piece mealing them to investors at or under market is certainly doable.. but remember they are going to want to cash flow positive 200 a door that's what they want and are taught.. you will have inspections and all the rest.. so in my mind discount to market pretty heavy for one buyer.. maybe market smaller discount to market for investor.. and market to may little premium to sub prime owner occ.

Remember that all of the structured properties are 5 years delinquent on the taxes and the opening bid price is going to be the five years plus any fees, penalties or interest occurred to the county. 

I do think I have bought some of his stuff though on ebay for a couple hundred dollars.......plus someone else underlined all the important stuff for me.....win-win :)  If I remember right?  

I remember the sales agent asked us at the closing if we ever thought about becoming a real estate agent. 

Remember it cost them money to tear down the house and then you end up with an empty lot that no one wants to pay taxes on.

Just remember, life (and success) are a whole bunch of small decisions made in sequence.

One thing to remember is everyone's life changes,  your friends may have job changes, life changes - marriage, or whatever.. your still on the mortgage and still responsible for the property.

I do think we are due for some type of correction, but who knows what it will bring but also remember people still need a place to live, so rentals are good to have.
