There aren't many options that provide the full suite of services (cleaning, guest communication, etc) you need to operate successfully. 

In this market that is very competitive for regular buyers and sellers it is even crazier on the investor's side.

I see this happening in Detroit  more city open space the question will be how will the residence that live there treat it burn down the houses and leave rubble for years upon years or clean it up and then keep it clean dont go dumping stolen stripped cars or their daily trash when they dont want to pay for garbage service  :)   

Of course, I will have thorough 3rd party inspections done on both, but they're really clean & solid compared to other properties I've looked at.

Buyers are waiving home inspections, termite inspections, surveys, and giving up reasonable asks like cleaning and pet treatment to be competitive.

Once you close and move in to the new home, you refinance your home with a regular / traditional mortgage (I'm assuming 30 years) and then put the 800k back into your brokerage account.

Use the card to pay for your regular purchases like food and gas.

They work with mobile home lenders on a regular basis and may have a few referrals for you.

At the end of the day it's a matter of preference, so long as the unit looks clean, that's what really sells the tenant. 

Usually any "regular" insurance company will offer an umbrella.
