I had the hot water heater gas regulator go out on me ($100 item off Amazon), the Furnace died ($846), and there was a gas leak on the side yard (city's responsibility luckily).

Thus far I am considering displaying the additional tax base that will come from that verse a SFH, additional power used from a duplex (ie city gets a portion of all electrical bills in city), additional water and sewer revenues, and the big one that it helps the affordable housing crisis.
