Hi Rick,As stated before the return requirements for VC money would make it tough, many also would require an equity position large enough that it is counter productive for you.  

However, I have found with my property, that the fall and spring seasons can be more productive than I initially anticipated.

Face to face door knocking is the most productive way to get deals!!!

Or is it more like, BankA offers a product and it's always structured a certain way, has a certain interest rate, duration, etc?
