Say I'm lucky and the repairs ARE <2000, I'd still be responsible for a couple months rent at least and be extremely pressured to sell within a few months.Ideally I'd like to have more of a buffer before jumping the gun.

In such cases, if the drafter of the contract writes an unfair clause, which unreasonably benefits the maker of the contract, the court may throw it out.Especially, if they did a high-pressure sales job and kept saying, don't worry about it, it's standard procedure, blah blah.A first-time landlord investing out of state on a limited time to find a manager, and an unreasonable ability to sue that person because of having to travel to another state to do so, could very well be considered the "weaker" party to such a contract.In my ever-so-humble opinion. :-)But, hey, this is why there are two lawyers in a courtroom, right?

Give this a go.... blows and home sleepo have a drain king.... its a pressure balloon that attaches to a hose and expands in the pipe to seal it from coming out the back end where you are sitting.Find the distribution box.

Even if the utilities were transferred, they can always go out.you should drain the pipes at the lowest level (basement) AND then shut the water down.you dont want to hold pressure in the pipes ..that's what kills them. also insulate the pipes before the shut off valve (assuming it is somewhere in the house) as they might burst as well. that's assuming there is no heat to the house. if there is heat provided ....do the same ..just in case.
