You may be at a premium right now in your area but it may be worth it to shift into something that is a little over priced (still cash flowing) to avoid the capital gain and start building your portfolio the way you want to build it.

This allows a company to charge you a higher premium based on the higher limit.

Account Closed - your best bet would be to find a good insurance agent/broker who can shop out your properties with numerous companies to be sure you are obtaining the best coverages and premium available. 

Think about how much money is it going to cost to get these other 21 units rental ready, how much of a premium will you need to pay to get them there, and what will the revenue be once they are cash flowing.  

I decided this past couple of weeks to upgrade my membership back to Pro, System automatically upgraded me to premium.

Once you are active, you will have such fees as -Errors and Omission (E&O) premium (insurance)-Realtor dues-MLS membership fee-brokerage fee (your broker usually charges you something, especially if they are a franchise)If you are a buy and hold investor, it may not be worth it.
