If tenants know you rarely come they will try to get away with all kinds of things.This is why I have gotten into the commercial real estate space as I grew tired of all these games residential tenants play.

If you want to make the jump to MF and you're not connected, look around at various groups, kick some tires. 

I agree with Justin on the normal counter, just to see if you have a "bird in the hand", or just a tire kicker.

They do accumulate trash, old tires on the property.

Progress Residential sent me an offer $25k over asking and buying as-is (I haven’t even posted pictures tires).

Tired of beating this dead horse, frankly.

Will it lead to mass foreclosure.... probably not, but I do think it will turn a lot of gung ho high leverage BRRRR type investors into tired landlords.
