Directed IRA setup and fee structure is a bit different than most SDIRA custodians in that they charge a fee, based on owning and "IRA/LLC" which is entirely self directed through a bank account that is owned by the IRA, for which the IRA beneficiary is typically the manager. 

Meaning this has to be set up in the beginning with the tenants knowledge and permission.

I've just set up to do a cashout refi with a VERY well known hard money lending company, and suddenly they're pulling a bait and switch on the terms, etc.

They have no height restrictions, use restrictions, code restrictions, etc. as long as they remain on the title for the land, so we have agreed to set up a 99 year lease with the first rights to renew.

I am doing this full time, not a w2 employee, am self employed with a llc set up.
