In NC, where there has been issues with the justice reporting system, they aren't participating in multi-state backgrounds so I do have to pay extra for the statewide report which takes a couple of more days.

I have been seriously looking into participating with a syndication and I agree with all the percentages except the split. 30-50% split of profits upon sale is crazy to me. 

I think for most, its a matter of not having done research, not feeling comfortable, and not wanting the headaches associated with a handful of real estate deals the average home owner participates in.

The point of those features in those loan programs is to encourage mortgagee participation in those markets.  

As stated thanks for the information, I would just appreciate the tone of the response to be relaxed as it would really discourage all new participates to this network site to ask any questions regardless if it has been asked and answered.

By participating in group purchases, whether through LLC (or LP), fractionalized interests, or payment dependent pass through instruments, the amount needed for a diversified portfolio would be substantially decreased.  

also, i'm sure even your internet based lease makes some mention of the tenants not allowing or participating in unlawful and illegal activities on the premises. as marijuana is illegal in most states, that is a violation of the lease.

Depending on how your life is structured, your beloved ones (spouse, kids, girlfriend/boyfiriend, parents, pets) also have to participate in the process, because they are lending part of their time so that you can be travelling.
