Rather look at ALL houses and deals and put on different lenses to see how it looks using different ideas.You may look at one house and see there isn't really enough margin for a flip or wholesale, but it is a newer house in a fast growing urban area and will be way more valuable in 5 years so you buy it as a rental today.

But when you own rental property, there are numerous categories of expenses - non-separated utilities that you as the owner might have to pay, vacancy, repairs, lawncare, property management, taxes, insurance, turnover / showing costs, etc. - and mortgage / financing is just one of them.
