Hello investors,I’m interviewing and searching for a lender for my first property and came across a non profit called NACA (neighborhood assistance corporation of america).

You can always have a professional crime scene/biohazard company do the cleaning but if you don't want to pay them I would look for forums aimed toward crime scene cleanup and biohazard to ask/learn what they do to clean smells.

I offer them free carpet cleaning at the time of lease renewal.

They have a newer car that is in great condition and it's clean, I also went to their little home and although it was very basic it was clean and smelled clean.Who here has experience renting in this situation and can give me some tips that may help out others on this board. 

Our rental markets are in very short supply of affordable clean rental (lots of slumlords).

I wanted to offer it fully furnished, utilites and all with cleaning and turnover service for about 2x normal non-furnished rent.

I would like to partner up with a non profit..i.e.

These are probably C- tenants they pay on time but they know how to 'game the system' They demanded a post move out inspection which according to my research is not required in NYS. ( they want to be there when we do it) I assume they are hard up for money and are going to try to swap keys for money ( when at this time they will already be holding over ) Honestly, if the place is clean and in good shape I dont care but I am assume they are trying to create a confrontation of keys for cash.What do you guys suggest?

PITI & HOA fees = $25k per yrRents = $22k per yearLess management commissions, upkeep, cleaning and amenities.Leaves $15k per year.Runs in the hole $10k.Any tax benefits?
