Hey guys,I’m a recent college graduate and have a degree in Graphic Design, but my priority right now is acquiring my first house-hack/rental property before the end of 2022.

Bought with a construction loan.It had ALOT of nicotine!   

When something like the central air conditioner going out on a 102 degree day takes up a LOT of time, many days I just check messages to make sure the cleaner sends the message on what units are ready. 

Seems like the purchase price should be somewhere between the actual and the proforma, acknowledging that improvements MIGHT increase the value to some unknown degree but certainly not a guarantee. 

I live in New York but I plan on moving down South and purchase my first rental property after I get my Bachelors degree.

It has been varying degrees from our whole apartment smelling [i.e. every room reeks] to more recently being one specific location in our apartment on the second floor, which would be a small pantry closet on the first floor.

So that means as a wholesaler, you can’t actually put For Sale signs outside the property or market the property in any way unless you currently have the legal title or are representing the seller as a licensed real estate agent.Otherwise if convicted of unlicensed activity it is a 3rd degree felony. 

It’s a bit of a sappy read to some degree but it is also inspiring.  

I appreciate you letting me know what I could have done back in the day while getting multiple degrees, married,  and my foster license.
