Our market in Chicago has very low inventory, it's very competitive and the opportunities are harder to find.

I live in Las Vegas, own profitable LTRs in good neighborhoods.

After all that, you need a marketing strategy to bring in qualified leads. 

Considering I don't have the time to get off-market deals, I am not expecting amazing cash flow, maybe $100-200 per unit.With this strategy wouldn't I quickly stop qualifying for a conventional mortgage?

If you are in a beach market maximize the pool + exterior.
