I like auto stores and Davita type medical also in this price range.The Davita's can get 6 plus cap rate but get 2% annual increase in primary lease term so I like better from a yield perspective plus build out quality is usually a lot higher.

Currently, as far as I know, it looks like the father moved out (who was paying the rent for the bottom unit) and now only the son is living there (unemployed, and claims he cant receive unemployment or stimulus because he hasn't claimed taxes in years).

If we keep cutting off large sectors of the economy (elective medical procedures - all food service workers, hair dressers, schools, event/promotion industries) for another 4 weeks - you will see a super cascade effect in the economy that could be where we have 30%+ unemployment.

Think of it this way....if the tenant takes you to small claims court, could you show the judge that the tenant did the damage?
