What matters is your cash flow, which would be $1200/month...$14,400/yea3 - If you profit $250k if you sell, you need to compare that to the cash flow...and how long it will take the cash flow to equal the profit if sold...which would be over 17 years.

(b) If after a casualty loss the rental premises are as a practical matter totally unusable for residential purposes and if the casualty loss is not caused by the negligence or fault of the tenant, a member of the tenant's family, or a guest or invitee of the tenant, either the landlord or the tenant may terminate the lease by giving written notice to the other any time before repairs are completed.

We are going to weigh our options but this could be a good way to remedy the situation if we can’t get him to recognize the documents we have are legit I would confirm with the tenant that he understands that he is accusing the prior owner of forging his signature, which might be a federal crime since this is a real estate contract (I'm not 100% confident on that, but it is a crime no matter what).
