Yes, managing myself implementing the same self managing system which is in place for the other properties I already have to manage.

The people working at CMHA, who manage the process in my area, where very helpful when I did my first one and was going through the learning curve of getting my first tenant.

I plan on using Stessa to manage my 1st property, I know most of you said it's not needed, but it's free and keeps everything simple for me.

Spend 2-3 months really educating yourself on how to manage investments well (something most landlords never do) so your rental doesn't turn into a money pit.

Even then I would try to be half a block off Belair Rd but I have managed properties in that area and have not had many issues there.  

Who knows but we do know larger banks are more interested in wealth management than they are in 30 year low interest loans.Back in the olden days there were no loans for small investors and if you had over 4 units you were considered commercial and that was the end.

Know good agents,  property managers. contractor that can walk the property.Etc.
