That means adding 50% to their pay right off the bat, so a $30 hr carpenter now costs you $45 hr...that doesn't include the rest of the labor burden like payroll tax, etc.And then you will have to manage them...if you do not do it they will take advantage of you in a big way.

They will do things like say "I already have a great property manager in that area," and now for other deals, YOU ALSO have a great property manager in the area.

Even if you create a non-CA LLC, if you are managing the business from California, you will likely be deemed to be "doing business" in California and therefore likely subject to CA taxes.

Plus those numbers probably include licensed property managers who don’t focus on sales.
