That leaves no money for roof, appliances, hot water heater, hvac,bath and kitchen remodel, etc.

My basis for this thinking:tend to have multiple jobsboots on the ground jobs (kitchens, factories, trade helpers (plumbers, sheet rockers, etc)low rents!

Also in some leases that I've dealt with, tenants have a limited time window to contest your reconciliation calculations--you'd just need to read the lease and understand those terms.Hope that helps!
