Theres definitely some differentiation in the industry (outside of conventional), but a lot of the true product is definitely "the same" so service is really really key for brokers, so a poor experience should equal replaceable in my mind I am Seeking a DSCR loan (non conventional) I would then definitely look around for an alternative, I know for certain there are DSCR Lenders very responsive and could do a much better job

Sure, maybe you'll get lucky...Also, most people are busy with their existing day jobs and lives. 

The home was bought from a flipper who did a horrible job.

I always did many jobs concurrent to each, often only sleeping a few hours a day for many years, and almost failing out of High School at one point.  

I know twenty friends who worked there, got seven of them jobs there,  the shift in February was brutal for those families.

The criteria I have for searching for a house is more or less good condition, good neighborhood, and houses no older then 20 years old.

At the same time, with GMP/Fixed, if the GC is losing margin on the build they can walk off the job or take short cuts to reduce their cost.

One of the brokers whom I spoke with today recommended not to contact other lenders, because it will affect our credit and anyways everyone will do the same job but he will do better.-.- I have one lender in CA which is my primary residency and I contacted several in Orland,FL since we are buying property in Fl.
