After walking property, that number jumped to $35K and one of the other investors agreed with me when we introduced ourselves as we were leaving the property.In order to break even on the property, I would have to keep to my budget and get financing with no points and 7.83% interest rate with 6% realtor fees and closing fees total.

i dont know if there are many "buyers" agents or what not, but i think the best strategy is to just start calling the various brokers on listings and talk to them introduce yourself and what you are looking for and keep grinding it out till you find a deal that works for you...dont jump into it without having an idea of what you want to do.
