Let them price shop, if you are bumping your rent to market AND they don't have to move AND you are showing that you are spending money on improving where they live, you might get to have your cake and eat it too.Regarding the destructor electrician - get more quotes.

But, when it comes down to money, time and effort, hardship of living in a travel trailer, an equitable offer may change minds.There are so many arrangements that a fix and flipper could employ that the possibilities are endless, and doing so that really does benefit the community and the owner, certainly not vulture tactics.I'd say too, that in such situations, with an investor buying as a business transaction, seller financing would certainly be in play, at least in the short term so that improvements can be made and the property marketed while getting some cash to the owner to get over the hump.I'll stop there, but opportunities come out of all kinds of hardship situations, you can't help the fact that some devastating event occurred, attempting to do business is not wrong so long as you approach it with the right attitude keeping in mind the community and individual trauma involved.

I would be willing to bet that if you worked with the tenants that want to stay you would be able to get in the unit with their cooperation and paint or perform some other improvements along with what you mentioned.

I haven't had that happen, but I might suggest you try to get a fresh HELOC elsewhere based on the improved valuation of the property.

We used relatively modest capital improvements ($30K) and maintenance (5% of gross-does not include salaries) because we dont plan on using any of the income from the property for at least 3 yrs. i.e. everything we make will most likely be put right back into the property.We are a little nervous because it doubles our current operations and will now invole a partner full-time.
