I wouldn't need to squeeze ever dime out of this, I'd just be looking for somthing fair, to learn for the future, and develope business relationships in the process.

Another added benefit to using a local lender is beginning to build a relationship.

I have sent out out some direct mailings and believe its a numbers game although its probably not inexpensive.A great way to start and build a relationship with follow mailings then a phone and/visit to solidify relationship after five/six monthly mailings.

The failure with most lead sources is that people want them or ask about them because they want leads in the short-term, but the best lead sources you can create as a realtor are long-term, relationship-centric ones.

Usually parent-child relationships would take advantage of the gift exemptions as much as possible as well.

I'm assuming because we wouldn't want to have any blurring of lines or questions as to who's got the agency / client relationship. 

At the end of the day, interview and find yourself a trustworthy local to build a relationship with.
