My 2 years investment Fix & Flip!

Single-family residence fix & flip investment in Dedham.

Purchase price: $375,000
Sale price: $739,900

This was a very ugly single family house, that we turned into the most beautiful home in town and the sold… AFTER 2 YEARS!

What made you interested in investing in this type of deal?

I love rehabbing very distressed houses due to all the challenges that comes with them needing creative solutions. Investing hundreds of thousands of dollars into the most ugly house in the neighborhood and a few months later seen it transform into the most beautiful and most desirable home in town, it is extremely satisfying.

How did you find this deal and how did you negotiate it?

It was presented to me by professional real estate wholesalers. A few months prior, I had purchased another distressed house down the street and they did a research and found that I was an active cash buyer in the area and they brought me this deal. I love working with my professional wholesalers. As long as I am meeting my profits, I don’t mind them making as much as they want.

How did you finance this deal?

I financed this deal the same way I finance all my deals, by presenting the opportunity to my dear Hard Money Investors and to my private investors.

How did you add value to the deal?

The best way to add value to a house is to turn it into the most beautiful and desirable home in town. We do it by providing the new buyers with peace of mind… brand new structures, brand new mechanicals, and brand new kitchen and bathrooms.

What was the outcome?

2 weeks after finally getting the construction building permits, the world stopped by a global pandemic! This and all its negative after effects caused a 2 years delay.

You must always have a great and strong relationship with your Hard Money Investors and with your Private Investors!
