Also, you can increase the earnest money (to prove you are a serious buyer), you can be closer to their list price, you can play with the closing costs, you can waive professional inspection etc.. there are a lot of other things to make your offer more desirable to sellers! 

The 'grass is greener on the other side' syndrome is alive and well.  

In SFH my tenant will pay the "maintenance" for grass cutting, snow removal, water/sewer bill.

Tore some bushes out the front yard and landscaping and dressed it up with new stone and some grass seed.

Any advice on this would be great.While most of our time has been spent researching the Capital District I would be interested if there are any suggestions for cash-flowing markets closer to NYC.Hope you all have a fun and safe Memorial Day weekend.  

It should be noted they also could have just waited a month for us to be out and then they could have put some work into the place and maybe gotten a price closer to what they’re hoping.
