How to Make Non-Cash Offers more Desirable for Sellers?

I am currently saving to buy a home with an FHA loan. I know sellers typically like cash, so what's something I can do to make an offer more appealing to the seller?

Switch to conventional.

Strategically/selectively waive contingencies. Getting a TBD Approval (note the prefix "pre" is not in that) lets you waive the loan contingency fairly safely.

Offer more.

Get tight with your lender, see if you can close faster.

Write a "why we love this house" letter.

Make sure both your Realtor and local in-state lender are following up with a phone call to listing agent.
