Piece of mind has a price tag, and many owners find it's higher than the money you'll make running around trying to put out the same fires over and over again.

Answer questions for new members who join and ask the question you pose here, tag agents/lenders/property managers in the area when they can add value to a discussion, and otherwise just help folks a few times per week, and see that rebound to your benefit as your network grows! 

Other than the 1-2br/1ba class C's in the rougher parts of town, there are then the nicer SF homes that have already been fixed up/staged and they look super nice but are carrying a hefty price tag where cash flowing is unlikely and there's not much value to add.If I were to say I could bring ~$50k cash in the next 3 months to a deal, starting with the assumption that it's preferable to have my first deal fairly local and I live in Auburn, IN...

@Kamaria Hill You need to learn to tag people.

Any calls not from a principal is tagged as INQUIRY and while a potentially influence a prospect, are not the one who transacts.Also, I use a Five (5) Star system to rate inbound leads.

Everything I have read says to stay away from possible foundation issues, but I am new to all of this and am wondering if a low price tag would be worth investing more money into the property to fully repair.Any advice on value, to buy or not to buy, repair cost for foundation issues etc. would be greatly appreciated.Thank you!
