I wouldn't say these are cash cows, but today I sit on approximately $400k in equity across all properties, and generate roughly $1100 in positive cash flow monthly (before maintenance).I found out over the past 12 years that I actually enjoy being a landlord.  

Igor,I am in the same boat, I don't think any employer or client will care where I studied for my test.

What I did was run a comp for properties that were sold in the area that have the same gross income/roughly same # units as the subject building would generate (I know the going rental rates for said units in this area already) to determine average sales price as the "ARV" since this property is currently vacant.  

In Ca, escrow does not report commissions, that is not our role, it is the responsibility of the employing broker.

We have a great deal of equity in the property and a ton of ways to generate monthly revenue and several exit plans in case the property goes south.
