You'll also want to read reviews on transaction speed and other customer service issues since you'd be subject to the custodian's processing timelines without checkbook control.

It is super easy to use, you customize the numbers as you need (cost, DP, interest, amortization, taxes, insurance, HOA, etc), and it is spot on. 

Deals can often come down to competitive bidding, and if your agent isn't there working for you, you need another one.That agent sounds lazy and not motivated to ensure you have good customer satisfaction.

Find an agent who strives to write policies that are customized to the specific property and that will not allow the insurance premium to hinder the performance of the property in any way.  

Better Mortgage says they will only do a soft pull of my credit in order to give me a customized rates table and loan estimate.

Perform your due diligence of course, confirm the seller has no debt lingering on the property, and more simply have an attorney review and draft a custom agreement to protect your rights and interest in the property.

My family built custom homes too so I have knowledge, but learning the investing side is complicated.
