Our concern is two-fold (1) it may be difficult to get a loan given that both of us would be considered contractors and I know banks wouldn't look favorably on that, and (2) just the overall fact that both of our incomes would be commission-based.

We've seen properties that were bought 10 or more years ago at 25 percent current asking price, so it is a bit odd that sellers are holding out for an additional let's say $100K when they already stand to make $500-700K on the sale.

My question is, how do they stand out from the crowd?

@Eamonn McElroyI stand corrected, their office was not barricaded it it’s just that they have a fence.Still I shouldn’t let let them do any work on my property without insurance correct?

Commercial banks simply wont do this.. if your not willing to PG they are not willing to loan.. they feel your not standing behind your project or your name etc..
