Is there a hybrid model you use where you manage key aspects of your apartments while also using a property management company for other local hands on needs?

I’d like to follow the BRRR model but not sure where to start.

3) Would you sell lots prior to a model being built?

This model has worked very well, for me as I have had my renters in my homes for between 5 and 8 years, and have been lucky to continue to collect rents thru the summer.One thing that I believe new investors seem to miss about the TK system is if you have received solid answers and a few good references (especially from investors with multiple properties) you either trust them or you don't. 

For me, this isn't really a downside, because that's not my business model as anyway.The main upside is that you have multiple ways to make money with every lead.

It is as useless as a college degree to a small business owner.Find yourself a mentor, an agent, a roll model - find your own path.

This specific property, according to my model, cashflows about $40 per month.

Edit: My partner already has his business loan connection at bank and has bought 5 houses following the business loan model. 4.5%.
