Planning for Detroit - Who has the deals?

I'm currently looking into the Detroit market. I'd like to follow the BRRR model but not sure where to start. I have been looking on the north east parts of Detroit and West.

Would hope to find these numbers:

Purchase: 15k

Rehab: 20k

Rent: $700


any areas to look at more closely? Agents or wholesalers to work with? Contractors to...contract?

I can't even get numbers like this living here. OOS... zero chance.

You can buy a $15k house.

You can buy in a decent(ish) area.

You can put $20k and make it rentable.

Pick two, but you can't have all three.
