The plan currently is to fund this flip (price at foreclosure sale + reno) by private money at a 10% interest rate with no payments until closing, after the flip.I looked through all the contracts available here on BP and none of them seemed like the right fit. 

With that knowledge, I would then focus on the different lending models that will fit your paths that you chose.

What are the best videos / resources I can use to calculate where MY personal number goals should be?

I'm going to call my agent now and see how we can structure the coverage to best fit me.

You have to explain to the architects that this project is to serve as a retirement plan for your mother in law and the main goal is it should bring profit, they may change plans and build very simple

I am looking to expand and want to layout 1, 3, 5 and 10 year goals.
