I got two quotes for renovations, and I'm going to go with Finishing Touches.The renovations are going to cost ~30k, and include a new roof, upgraded electrical system, adding a shower to the master powder room (which requires some reconfiguration to the room next door), new counters, paint, flooring throughout.   

The foreclosure finished two years ago.Is this tragedy a blessing in disguise.

Yeah finished two in February, trying hard for the next deals..getting deals are so hard these days in the hot market :(

For me, flipping is being daily involved from start to finish.  

Before these basic improvements, the finishes were not so great, and my tenants were more problematic, and there was more turnover and lower rents.  

Took less than 2 weeks from start to finish.

This term is somewhat subjective but typically this means they want to see the home has walls up, outside finished, etc.  

A basic rule of thumb is you can expect roughly 75 cents a square foot depending on finishes in the house and area.  

Stay away from it till the tenants are evicted. usually state laws are more favorable to tenants than land lords (CA law is too tilted towards tenants), so it will take a while for the whole process to finish.
