We run in-person real estate investor meetups in Northern NJ once a month and that is a great place to connect with others who are trying to do the same thing as you.

The way I look at it is that I can flip the property within 60 days, and save the closing cost on the property, and will most likely have it leased within 90 days, and a mortgage within 180 days on the property if I decide to keep it.  

I would like to follow the same method. 

i have 2 properties that had wind damage , Both were covered , both same insurance company and this was 4 years ago and rates didnt go up much at all .

We operate our units under an obscenely landlord friendly lease agreement that runs 20 pages and it's good for operations to have every tenant under the same lease terms.
